DESIGN PROCESS

I. DESIGN PROCESS DIAGRAM

The clear working process shows the professionalism and responsibility of the parties, once the process is agreed, the working process between the investor and the designer will be convenient to avoid ambiguous disputes after signing the contract. The design process is also Milimet Vuong's commitment to customers "to bring benefits to customers before thinking about own benefits", this process has been shortened with the shortest content to help investors can overview the working process of the parties together.



II. DESIGN CONSULTING PROCESS

1. Agreement about design process and advance

The investor considers the design process and arranges the meeting time and location.

 2. Surveying the current status, getting design information from the investor

- Getting design information from the investor including design, functional space, feng shui requirements, colors and materials if any.

- Measuring the size of the land, or the size of the current state of the work, including: floor drawings, section drawings or height of the work if any, photos taken from all angles showing the entire space need to be designed.

-Making a table of design progress and payment progress send to the investor.

3. Designing preliminary architectural plans (06 to 10 working days)

- Milimet Vuong bases on the information submitted by the customer, designs 02 (two) preliminary plans and send them to the investor via photo and video files including basic floor plan with dimensions, basic perspective drawing, the 3d video represents the entire space.

- Giving the preliminary plan cannot be more than 03 times, if it is not suitable, the investor may terminate the cooperation.

- Based on the preliminary architectural plan, the investor chooses a suitable plan to deploy the construction technical documents or edit before deploying the construction technical documents.

  PRELIMINARY PROJECT BUILT ON 3D INCLUDING FULL EXTERIOR, FUNCTION AND INTERIOR, HOME OWNER WILL BE VERY EASY TO IMAGINE AND INTERACT.

 

 

4. Edit the option to select and export construction technical documents (10 to 20 working days)

- When exporting construction technical documents, the selected plan is not modified  more than 02 times, each time does not exceed 30%, if it exceeds the number of times or exceeds the volume, Millimet Vuong will add an additional fee according to the edited volume. (adjust façade 30%, plan 40%, structure 50%, lighting and finishing materials 20%).

-If editing drawings due to Milimet Vuong’s errors, there is absolutely no cost.

- Drawing editing time is not included in the signed contract.

* After the investor selects the appropriate option, Millimet Vuong will proceed to deploy the construction technical documents:

- Technical drawings: Floor plans, elevations, sections, structural details

 

CONSTRUCTION TECHNICAL DOCUMENTS WILL HAVE HUNDREDS OF DRAWINGS, SHOW FULL SIZE, DETAILS, WEIGHT

 

5. Author supervision

- Explaining and clarifying construction design documents when getting the request of the investor, construction contractor and construction supervision contractor.

- Coordinating with the investor when required to solve problems, arising about the design during the construction process, adjust the design in accordance with the actual construction of the work, handle   unreasonable design at the request of the investor.

-Timely notifying the investor and proposing handling measures when detecting construction that is not right with the selected design of the construction contractor.

- Participating in the acceptance test of construction works at the request of the investor. In case it is discovered that work items or construction works are not eligible for acceptance test, a written opinion must be promptly sent to the investor.

- Direct supervision at the construction site is 03 times in 06 months from the date of handing over the construction technical documents (item 4). The time for each supervision  is not more than 04 hours (the investor informs about the supervision schedule 72 hours in advance).

- Author supervision is not directly via phone, email, facebook... during office hours from Monday to Friday. Time to reply to emails, messages... of the design unit is after 48 hours since receiving the email, message.

6. Contract value and payment schedule of the investor

- After agreeing on the design process (item 1), MM2 advances 10% of the total amount to start making a preliminary design plan.

- After the investor looks at the preliminary design plan and signs the contract, MM2 advances an amount of 40% of the contract value.

- After the investor closes the design plan and MM2 moves to the stage of issuing technical construction documents, MM2 advances 40% of the contract value.

- After MM2 hands over all construction technical documents (item 4), the investor transfers the remaining amount of 10%.
